Home Condition Reports

Home Condition SurveyA Home Condition Report (HCR) is an un-biased, independent, report produced by our Home Inspector (who is government licensed and professionally qualified), for the seller on the condition of the property, to be viewed by persons interested in its purchase. The HCR is optional for HIPS, and contains EPC, rebuild costs, and condition rates components of the property.
An HCR enhances the probability of selling the property by showing potential buyers that nothing is hidden, avoiding potential for buyers pulling out of potential deals because a survey has uncovered a concern with the property..
By condition rating components of the property, buyers can identify areas that require immediate attention (Condition rating 3), areas that require repair or replacement, but are not considered serious or urgent (Condition rating 2), and areas where there is no concern (normal maintenance – Condition rating 1)
When a component of the property is condition rated 2 or 3, a seller can have the fault rectified, and show the buyer proof of rectification, or can simply advise the buyer that an allowance has been made against the selling price of the property allowing the buyer to decide whether to proceed with its purchase.
Remembering that an HCR is a non-invasive report on the property condition, and suspected fault requiring a more in-depth investigation is highlighted allowing the buyer or seller to consider whether to invest in specific detailed surveys

Home Condition Surveys

A Home Condition Survey (HCS) is an un-biased, independent, report produced by our Home Inspector (who is government licensed and professionally qualified), for the buyer on the condition of the property. The HCS contains rebuild costs, and condition rates components of the property.

It has been developed for home buyers and offers benefits that other surveys don’t offer. It provides in plain English a jargon free report on the condition of the property using a simple 1 2 3 rating guide so there will be an understanding of any risk areas or unforeseen expenditure prior to moving in.

The HCS advises of any aspect which need urgent attention or which present serious faults, and advises about ongoing maintenance which you will have to be planned for.
