Our Home Information Packs consists of all the compulsory documents such as HIP Index, Property information Questionnaire, Sales Statement, Land Registry Title Deed with plan (registered properties), Energy Performance Certificate with recommendations to improve energy efficiency and Government compliant Searches.
Upon receipt of order, the ‘Lite’ HIP can be available within 2 working days, allowing the property to be marketed. Remaining searches will progress to complete the full HIP usually within 10 working days.
The EPC is included in the price of the HIP and our SAVA accredited Home Inspectors will carry out the inspection, processing the report on the same day.
WHAT IS A HIP?
A HIP includes documents that are required when homes are bought and sold. Some documents are mandatory
and others optional. The mandatory documents are:
- An index, i.e. a list of the contents of the HIP. If a required document is missing from the HIP then the index
must say so. - A sale statement. This document gives some basic information about the property being sold.
- Evidence of title - the documents that prove you own the property and therefore have the right to sell it.
- Standard searches. These include:
- The local land charges register. This shows the buyer any hidden charges on the property.
- Other local authority matters of interest to a buyer. For example road building proposals and,
- Planning decisions in the area.
- Provision of drainage and water services to the property.
- An Energy Performance Certificate (EPC).
- Commonhold information (where appropriate).
- A copy of the lease (if the property is leasehold).
Additionally you can include the following documents:
- A Home Condition Report (HCR)
- Additional leasehold information
- Guarantees and warranties
- Other searches relevant to the particular area
You do NOT require a Home Information Pack for:
- Properties where there is no marketing (e.g. a sale to a member of your family). **
- Non-residential properties.
- Seasonal and holiday accommodation.
- Mixed sales (e.g. a shop with a flat).
- Right to buy and similar sales.
- Sales of portfolios of properties.
- Properties being sold with other than vacant possession.
- Unsafe properties and properties to be demolished.
**Just an EPC is required.
What happens once I have placed my order?
Once your order has been placed, an appointment will be made for one of our team of Domestic Energy surveyors to
visit your property to produce an Energy Performance Certificate, this is one of the compulsory documents for
inclusion in the HIP and the only one where we will be required to visit the property.
During the EPC assessment it is very important in order to generate an accurate report that our assessor has information and unrestricted access to the following areas if applicable to the property:
- All storeys of the property.
- Roof void.
- Main heating boiler.
- Any secondary forms of heating.
- Gas meter.
- Electricity Meter.
- Programmer for heating.
- Hot water cylinder.
- Room thermostats.
For most properties the inspection will take around 40 minutes, large or complex properties are likely to take longer because of the need to undertake an external inspection of the property and to take photographic evidence. It is necessary that the inspection must be completed during daylight hours.
Once this has been compiled, the remaining components of the HIP will be ordered and the pack will be forwarded to you upon completion via your preferred method of delivery.
